S'okay, I looked at five today and one of 'em I like enough to make a
~sorta~ offer. It's $10,000 less than their asking price and is
contingent upon some serious inspection of the foundation and
structure. The house is very cool lookin, it's up on one of the
highest hills in town and the view is just...woah. That bad/good part
is that the house is built on a slope, so the basement is actually on
ground level in the backyard. A very neat effect and my favorite kind
of basement. Problem is, because of that slope, there's some question
as to the path of rain water (drainage), stability of the land, etc.
My biggest concerns are there are a couple rather large, poorly
patched cracks along the outside of the house and inside there's a
couple very noticeable, very large lumps in the floor.

So it looks like either the foundation is crap or when they put the
basement in they didn't jack the house up right and wound up causing
the damage. If it's the later, and the damage isn't too serious and
won't get worse, then I'll probably buy it. Otherwise...I think not.
Cause if the foundation is shit then the whole house is completely
worthless. I mean at that point it's just better to bulldoze and
start over from scratch in most cases.

The other thing that's a bit worrisome is in the basement, instead of
having actual support beams holding up the house, it's being held up
by these large, circular, metal jacks...which I guess normally they're
supposed to be enclosed in drywall to make them look more presentable.
The advantage I guess is that they can be tweaked later if needed. So
the other thing I'm wondering is if they put them in and then just
forgot about 'em and then the house settled and no one readjusted the
jacks, which is what caused the cracks and the floor bulges...or
something else.

In any event, the house is really cheap, $50,000 under my house buying
budget, which would leave a lot of extra for upgrading, improvements,
etc. Not to mention much lower monthly payments. Provided it's not
all going to fall to pieces in the next ten years. So the whole deal
is very much dependant upon an inspection. Assuming the lady even
goes with it in the first place, cause I'm askin $10,000 less than
what she's got it listed for. On the other hand she's had it listed
for eight months and has already lowered the price twice, so she might
be more open to negotiation at this point. That's the nice thing
about MF, not that many people buying homes, so not much demand equals
low prices and more to choose from...and lots of negotiating room.
Not to mention you can just wait it out in most cases if they don't
accept your offer, cause the longer they hang onto it the more it
costs them.

Another house I like, my second pick from this morning, is a little
bigger, but with less backyard, more modern/updated interior with a
cool deck and the slope style (with the basement form I like). The
one major bad point though is that the neighbors don't look all that
squared away and one of the neighbors right next door has fenced up
their back yard and turned it into a mud pit in order to house two
great big stupid, neglected dogs that bark...CONSTANTLY. So I figure
if I got that one I'd to just shoot the dogs and put them out of their
misery or have the city force them to get rid of the stupid
beasts...which is all they are. I mean once you chain up, fence a dog
and then forget all about it for a couple years...that's it...it's no
longer a pet at that point, it's just a fuckin nuisance that needs to
be put out of its horrible, suffering misery. The owners ought to
shot and killed right along with the dogs in my opinion, but then, we
don't live in a perfect world unfortunately. The other bad point
about my second pick is that it's about $25,000 over the other...BUT,
it's a repo house that was recently repossessed and that means the
longer it sits on the market the lower the price will go on it. So if
the first house doesn't pan out, likely I'll wait three to six months
and see what happens with house two...well, unless I find something
else I like. The scary thing is that I haven't even looked at 10% of
the homes available in my price range. It's definitely a buyers
market around here and MF is even better (and cheaper) than Walla
Walla.

Well, I'm off to bed, tomorrow is gonna be yet another busy day. It's
okay though, I'm sure all you stupid ass retard Hatter Addicts can
keep yourselves busy with obsessing over me...even if I'm not actively
posting. LOL
